Florida's Wet Season and Hurricane Calendar

Florida averages about 53.7 inches of precipitation a year, and most of it arrives between June and September, when afternoon thunderstorms roll in almost daily. The climate is subtropical across most of the state and tropical in the far south, so summers stay hot and sticky.

The Atlantic hurricane season runs from June 1 through November 30, with the busiest stretch usually from mid-August through October. Every mile of Florida coastline is exposed, and much of the interior is too.

That heat and humidity matter after any leak or flood. Wet drywall, carpet pad and insulation can start growing mold within 24 to 48 hours, so fast water extraction and structural drying are the first priorities in a Florida home.

The Water Threats Florida Properties Face

Not every Florida water loss comes from a hurricane, but storms drive many of the worst ones. These are the hazards that most often send water into homes and businesses here:

  • Storm surge. Hurricane Ian pushed 12 to 18 feet of water above ground level in southwest Florida in 2022, and Helene caused at least 15 feet of inundation in parts of the Big Bend in 2024.
  • Flash flooding. Short, intense bursts of rain can overwhelm urban drainage in low, densely built areas, especially in South Florida.
  • Inland tropical rain. Slow or large storms spread flooding rain far from the beaches, swelling lakes and rivers in the interior.
  • High-tide flooding. Rising seas are making tidal flooding more frequent along low-lying coasts.
  • Roof and wind damage. When a hurricane peels back shingles or opens a roof, rain follows. Storm damage cleanup often starts with tarping and drying the attic and ceilings.

Everyday problems still count too: failed water heaters, AC condensate overflows and burst pipes cause plenty of water damage repair jobs between storms. Whatever the source, help is a call away at (888) 817-5061.

How Flood Risk Shifts From Region to Region

South Florida

Miami-Dade, Broward and Palm Beach counties are low and heavily paved, so a cloudburst can flood streets in Fort Lauderdale, Hollywood or Hialeah quickly. Coastal neighborhoods also face surge and growing tidal flooding. See our Miami water damage page for local detail.

Southwest Florida

The shallow Gulf shelf off Naples, Fort Myers and Cape Coral makes this coast highly vulnerable to storm surge, as Ian showed in 2022.

Tampa Bay

The shape of the bay can funnel surge toward Tampa, St. Petersburg and Clearwater. Visit our Tampa page for more on the area.

Central Florida and the I-4 corridor

Orlando, Kissimmee and Lakeland are inland, but the flat land, lakes and wetlands can hold water for days after tropical rain or a stormy wet season.

East coast and North Florida

From Daytona Beach down to Vero Beach, Atlantic hurricanes, nor'easters and the Indian River Lagoon bring surge and wind-driven rain. Farther north, Jacksonville sits along the St. Johns River, and Helene brought historic surge to the Big Bend and widespread outages around Tallahassee in 2024.

Storms That Left a Mark on Florida

A few recent events show how varied Florida water damage can be:

  • Hurricane Irma (2017) struck as a Category 4 and brought significant coastal and river flooding to Jacksonville along the St. Johns River.
  • Hurricane Ian (2022) made landfall near Cayo Costa on September 28 and cut power to more than four million customers, with a record 7.26-foot surge at Fort Myers.
  • The Fort Lauderdale flood (April 12, 2023) caused at least $28 million in damage and kept some residents out of their homes for up to a week, with no hurricane involved.
  • Hurricanes Helene and Milton (2024) came weeks apart. Helene brought historic surge to the Big Bend, and Milton dropped a reported 20.40 inches of rain on St. Petersburg.

Mold Licenses and Checking a Contractor in Florida

Florida is one of the states that licenses mold work. The Department of Business and Professional Regulation (DBPR) licenses both mold assessors and mold remediators under Chapter 468, Part XVI, Florida Statutes, and the license applies to jobs involving more than 10 square feet of mold.

Before you sign anything, look up the company or individual by name or license number on DBPR's MyFloridaLicense.com search. The same tool covers contractors licensed through the Construction Industry Licensing Board. It's also wise to ask any restoration company about its insurance and training, for example IICRC certification, and to get a written scope of work.

If mold is already visible, our mold removal overview explains what containment and cleanup usually involve.

Insurance Deadlines and Flood Coverage Tips

Standard homeowners policies do not cover flood. That coverage comes from an NFIP or private flood policy, and a new NFIP policy generally has a 30-day waiting period, so buy it well before hurricane season.

  • Under Florida Statute 627.70132, notice of an initial or reopened property claim must be given within 1 year of the date of loss, and a supplemental claim within 18 months. Report water damage promptly anyway.
  • Citizens Property Insurance policyholders should know that flood coverage requirements are phasing in. By January 1, 2027, all Citizens personal residential policies that include wind coverage must also carry flood insurance.
  • Photograph and video every wet room before cleanup, and keep receipts for emergency work such as tarping and extraction.

Frequently Asked Questions

Does homeowners insurance cover hurricane flooding in Florida?

Usually not. Standard homeowners policies exclude flood, including storm surge. Flood damage is covered by an NFIP or private flood policy, and a new NFIP policy generally has a 30-day waiting period.

How long do I have to report a water damage claim in Florida?

Under Florida Statute 627.70132, notice of an initial or reopened property insurance claim must be given within 1 year of the date of loss, and a supplemental claim within 18 months. Reporting right away is still the safest approach.

Does a mold remediator need a license in Florida?

Yes. Florida's DBPR licenses mold assessors and mold remediators, and the license applies to jobs involving more than 10 square feet of mold. You can check a license on MyFloridaLicense.com.

Why does mold spread so fast after a leak in Florida?

Florida's heat and humidity speed it up. Mold can begin growing within 24 to 48 hours on wet materials, so extraction, dehumidification and removing soaked drywall and insulation should start quickly.

Is WaterQ a restoration company?

No. WaterQ is a free referral service. Calling (888) 817-5061 connects you with an independent, local restoration company that does the work.
