Barrier Keys, Bayous and Sarasota Bay

Sarasota is part mainland, part island. The city wraps around Sarasota Bay and takes in Lido Key, St. Armands Key, Bird Key and the north end of Siesta Key. Nearly 40 percent of the city's 24 square miles is water. On the mainland, rain runs off toward Whitaker Bayou, Hudson Bayou and Hog Creek before reaching the bay.

Water damage here usually comes from one of three places:

  • Gulf and bay surge on the keys and along the bayfront during tropical systems.
  • Heavy rain that overwhelms streets and storm drains on the mainland.
  • Building failures such as supply lines, water heaters, roof leaks and condo plumbing that affect units below.

The City's flood maps include coastal VE zones, standard A and AE zones and AH/AO zones, where shallow flooding of 1 to 3 feet is expected. A/AE areas carry a 1 percent annual chance of flooding, which the City notes works out to a 26 percent chance over a 30-year mortgage.

Debby, Helene and Milton: Three Storms in Ten Weeks

The 2024 season hit Sarasota from every direction. In early August, Debby passed offshore but parked heavy rain over the area. The National Weather Service recorded 15 to 20 inches in parts of Sarasota and Manatee counties, with 16.98 inches at a gauge on Arlington Street in Sarasota County. Storm sewers backed up, Phillippi Creek flooded, and WUSF reported about 500 people rescued from flooded homes in Sarasota.

In late September, Hurricane Helene stayed far offshore on its way to the Big Bend, yet the St. Armands Residents Association reports roughly 6 feet of surge on Lido Key and water in most businesses around St. Armands Circle. Longtime residents said they had not seen flooding like it since Hurricane Donna in 1960. Some St. Armands properties had flooded three times in about a year.

Then on the night of October 9, Hurricane Milton made landfall on Siesta Key as a Category 3. The Sarasota airport recorded gusts to 89 knots, and the National Hurricane Center measured surge inundation of 4 to 6 feet from Longboat Key to Venice.

Rain Flooding Versus Surge: Why the Water Type Matters

A restoration plan starts with where the water came from. A clean supply line leak is Category 1 and can often be dried in place if caught quickly. Rainwater that has crossed yards and streets, sewer backups and bay surge are treated as Category 3, meaning porous materials such as carpet, pad, insulation and the lower part of drywall usually come out.

Surge adds salt, sand and debris, which corrode metal and keep materials damp. Rain flooding near the bayous tends to bring silt and sewage from overloaded systems. In both cases, flood cleanup means removing contaminated materials and sanitizing before any drying begins. For roof and window damage from wind, storm damage cleanup often starts with tarping to stop more rain from getting in.

What to Do in the First Hours

  1. Put safety first. If an evacuation is called for your area, go. Sarasota County requires mobile home, RV and boat residents to evacuate whenever an evacuation is ordered.
  2. Shut off water and power if you can do it safely. Avoid any wet area near outlets or appliances.
  3. Stay out of floodwater and keep pets and children away from it.
  4. Document it. Take dated photos and video of each room, the water line and damaged items.
  5. Tell your building. In a condo, notify management so units below and beside you can be checked.
  6. Get help moving. Call (888) 817-5061 and we will connect you with a local company for water extraction and drying.

From Extraction to Rebuild in Sarasota

Most local providers handle water damage restoration in Sarasota in four phases.

Extraction

Pumps and extractors remove standing water from tile, terrazzo, wood and carpet. On island properties, crews may also shovel out sand and debris.

Moisture tracing

Moisture meters and infrared cameras show where water traveled into walls, cabinets and subfloors, including in units below a leak.

Drying

Dehumidifiers and air movers run until readings reach dry targets. Read more about structural drying.

Repair

Once dry, water damage repair restores drywall, flooring, trim and cabinetry. Mid-century homes in the Sarasota School style often have large glass walls and flat roofs, so ask about experience with similar construction. And before work starts, have the contractor confirm its licensing, insurance and training, such as IICRC certification.

Sarasota Mold Concerns and State Licensing

Sarasota's summer heat index regularly tops 100 degrees, and after a storm, homes often sit closed without power. Under EPA guidance, mold can show up on wet building materials within 24 to 48 hours, so airflow and dehumidification should start as early as possible.

Florida treats mold assessment and mold remediation as separately licensed professions under DBPR, and the statute's definitions apply those licenses to work on more than 10 square feet of mold. For any mold removal or mold cleanup in Sarasota above that size, look up the assessor and remediator on MyFloridaLicense.com before agreeing to the work.

Claims, Flood Coverage and Drainage Help

  • Flood is its own policy. Homeowners and condo HO-6 policies generally exclude flood. NFIP and private flood policies cover it, and NFIP coverage normally has a 30-day waiting period.
  • Discounts. The City of Sarasota is a Class 5 community in the NFIP Community Rating System, worth up to a 25 percent premium reduction.
  • Timelines. Under Florida Statute 627.70132 you have 1 year after a loss to report a new or reopened claim and 18 months for a supplemental claim.
  • Citizens. Personal residential Citizens policies with wind coverage need flood coverage by January 1, 2027.
  • Drainage problems. Sarasota County maintains most stormwater systems inside city limits; report blocked drains through Sarasota County 311.

Homeowners, condo associations and business owners can all call (888) 817-5061 to be connected with a local restoration provider. Keep every photo and drying report for your insurer.

Sarasota Water Damage FAQ

Can Sarasota flood from a hurricane that stays offshore?

Yes. Hurricane Helene passed well offshore in 2024 but still pushed roughly 6 feet of surge onto Lido Key and flooded St. Armands Circle, according to the St. Armands Residents Association.

Where did Hurricane Milton make landfall?

The National Hurricane Center says Milton made landfall on Siesta Key as a Category 3 hurricane on the night of October 9, 2024. The north end of Siesta Key is within Sarasota city limits.

Who maintains storm drains in the City of Sarasota?

Under an interlocal agreement in place since 1991, Sarasota County handles maintenance, cleaning and repair of most stormwater systems within city limits. Report problems through Sarasota County 311.

Do I need a licensed company for mold in Florida?

For jobs involving more than 10 square feet of mold, Florida requires DBPR licenses for both the mold assessor and the mold remediator. You can verify them on MyFloridaLicense.com.

Will WaterQ send someone to my Sarasota property?

WaterQ does not have its own crews. It is a free referral service that connects you, any time of day, with an independent local restoration company that handles the work.
