The Estero River and a Village Close to the Bay
Estero became a village on December 31, 2014, and covers about 25 square miles in southern Lee County. The spring-fed Estero River winds west through the village, past the Koreshan State Historic Site, and empties into Estero Bay. Out in the bay lies Mound Key, a mangrove-ringed island inside the Estero Bay Aquatic Preserve.
That geography splits the village. Neighborhoods west of US 41 sit closer to the bay and the river mouth, while most of the large gated communities lie farther inland. According to the Village, about 45 percent of Estero is in a FEMA Special Flood Hazard Area, and flooding can come from short bursts of heavy rain, several days of steady rain, high tides, tropical storms or storm surge.
Even well inland, water damage in Estero often starts indoors: a cracked supply line, an overflowing air conditioner drain or a roof leak during an afternoon thunderstorm.
West Broadway and the Hurricane Ian Surge
Hurricane Ian came ashore at Cayo Costa as a Category 4 on September 28, 2022. The National Hurricane Center reported maximum inundation of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples. The Village said most of the damage was in communities west of US 41.
Local reporting by EsteroToday described surge moving up the Estero River and, with the wind, leveling neighborhoods. About 1,369 homes along West Broadway were affected, in communities such as Estero Bay Village, Mariners Cove, Riverwood Plantation, Quarterdeck Cove and Estero River Heights. Many were older homes and double-wides.
WGCU later reported that Ian's flooding also damaged septic systems and private wells along West Broadway, which is a reminder that after a flood your water supply and wastewater system may need attention along with the walls and floors.
Safety and Documentation Checklist
- Leave when told to. Estero's evacuation zones A through E come from National Hurricane Center surge modeling, and mandatory orders cover all mobile homes.
- Turn off water and power where safe. Use the main shutoff for a plumbing leak. Never stand in water to reach a breaker panel.
- Check your well and septic. If floodwater covered a wellhead or drain field, do not drink tap water or flush heavily until the system has been checked.
- Treat floodwater as contaminated. River and surge water fall into Category 3, so wear gloves and boots and keep children away.
- Photograph before you clean. Capture water lines on walls, damaged contents and the source of any leak.

Estero participates in the NFIP Community Rating System with a Class 6 rating. According to the Village, that gives policyholders inside the Special Flood Hazard Area an extra 20 percent discount each year and those outside it 10 percent. - Standard homeowners coverage generally excludes flood, which needs an NFIP or private policy; NFIP policies usually begin after 30 days.
- Florida Statute 627.70132 requires notice of an initial or reopened claim within 1 year of the loss date, with 18 months allowed for supplemental claims.
